Water where it shouldn’t be
Burst pipe, water heater dumping, something running behind a wall. Call now and we’ll talk you through the shut-off while we’re on the way.
Try this first
Do this first, while the phone is ringing:
- Close the shutoff valve at the fixture. If that doesn’t stop it, close the main shutoff for the house.
- If water is anywhere near outlets, a panel, or the water heater, switch off the breaker for that area.
- Get towels down and move what you can off the floor.
If you smell gas at any point, don’t switch anything on or off. Leave the house and call the gas company from outside.

No hot water
Or it runs out in five minutes. Usually one failed part, and usually fixable the same day.
Try this first
Two things worth checking before you pay anyone to look at it:
- Find the breaker marked water heater and switch it fully off, then back on. A tripped breaker is the single most common cause and it costs you nothing to rule out.
- On a gas heater, look through the little window at the base to see whether the pilot is still lit.
- Check the thermostat dial is still set around 120F. They get knocked, and a unit turned down reads exactly like a unit that has failed.
Don’t try to relight a pilot if you can smell gas. Leave the house and call the gas company.
If the breaker holds and the pilot is lit and you still have no hot water, it’s a part, and that’s worth a call.
The water heater is done
Leaking from the bottom, or the second repair in a year. Replacement sized to the house, priced three ways.
Try this first
Two things that will make the quote faster and more accurate:
- Find the label on the side and note the model number and the capacity in gallons.
- Tell us where it sits - garage, closet, attic - and whether there’s anything finished underneath it.
Text us a photo of the label and the space around it and we can be a long way toward a real number before we arrive.
A drip, a clog, or a running toilet
Showers, tubs, faucets, toilets and disposals. Small jobs done properly, not upsold into big ones.
Try this first
Honestly, some of these you can sort out yourself in five minutes:
- Toilet running constantly: lift the tank lid and check the rubber flapper is sitting flat and the chain isn’t caught under it.
- Disposal humming but not turning: switch it off, then press the red reset button underneath the unit.
- Slow drain: a plunger first. Please don’t pour chemical drain cleaner down it - it damages older pipes and makes the eventual repair worse and more expensive.
If it comes back within a week, something further down the line is causing it and that’s worth looking at properly.

We schedule same-day appointments as much as we can, and we always wear foot coverings to protect your home. We're out 6 a.m. to 6 p.m..
We diagnose the issue and give you your options
From the simplest fix that solves it to replacing the whole thing. Which one is right has less to do with the plumbing than with you: some people want it working tonight, others would rather not think about it again for ten years. Both are reasonable, and the $80 service call is waived when you approve the work and we start the same day.

The least work that actually solves the problem. What that turns out to be depends on what we find, but it’s always the first thing we price.
Best when: The rest of the fixture is sound and the fault is contained.
- Option 2
Fix it, and what’s next to it
The repair plus the parts around it that are the same age and heading the same way.
Best when: You would rather not be back here in six months.
- Option 3
Replace it
A new fixture or unit, sized to the house and brought to current code.
Best when: Repairs have stopped being economical, or you were going to replace it anyway.

- Yes, in writing, before anything is touched. Three options, cheapest first: fix what’s causing the problem right now, fix the whole area, or replace it. We’ll tell you when the cheap one isn’t enough and why, but we aren’t going to open with the expensive one.
- Is there a service charge?
- There’s an $80 service call to find out what’s actually wrong, and it’s waived if you approve the work and we start the same day. That covers finding out what’s actually wrong rather than guessing at it. Once we know, you get three options priced before any work starts, cheapest first, and you pick.
